Tim Nisly is a real estate broker serving Albuquerque and surrounding communities. Licensed since 2023, he specializes in helping residential investors and owner-occupants make strategic real estate decisions, with a focus on properties ranging from $300,000 to over $1 million.

 

As the founder of 101 Property, LLC, Tim brings firsthand experience as an active real estate investor, property owner, and asset manager. He owns and manages a diverse portfolio of residential rental properties and has extensive experience with long-term rentals, short-term rentals, multifamily rehabilitation projects, and commercial real estate operations. This hands-on background allows him to provide clients with practical insight into property performance, investment potential, and long-term wealth-building strategies.

 

Tim also founded The Asset Effect, a community dedicated to helping professionals learn how to build wealth through real estate investing. His combination of market knowledge, operational experience, and financial perspective helps clients evaluate opportunities with confidence, whether purchasing a primary residence, investment property, or expanding an existing portfolio.

 

Beyond real estate, Tim has served as a nonprofit CEO, business leader, and community advocate. His leadership has earned recognition including Albuquerque Business First's 40 Under 40 and Top CEO honors, as well as induction into the UNM Anderson School of Management Hall of Fame.
